Salt air, driving coastal rain, and UV intensity wear out roofs faster than anywhere inland. Most failures show up well before water finds its way inside, and most follow the same four patterns. If you can see any of these on your home, it's worth getting up there for a look.

Rust and corrosion on metal roofs

Salt air attacks metal roofs, fasteners, and valley irons faster on the coast than anywhere inland. Rust starts at screw heads, cut edges, and the valleys where debris holds moisture. Once it takes hold it spreads under the coating, and a sheet that looks fine from the ground can be paper-thin where it matters.

Cracked, slipped or porous tiles

Tiles go brittle and porous with age, and coastal weather speeds it up. Cracked or slipped tiles let water past, and deteriorated ridge capping is one of the most common causes of leaks down here. The bedding and pointing under the ridge caps lets go long before the tiles themselves fail.

Blocked, rusted or sagging gutters

Leaves and salt-laden grit block gutters and rust them from the inside out. Once they sag or overflow, water runs back behind the fascia with every downpour, rotting the timber and finding its way into the eaves. On the coast this is one of the quietest, most common causes of internal water damage.

Lifted, corroded or failed flashings

Flashings seal the joins around chimneys, vents, skylights, valleys, and where the roof meets a wall. They lift in coastal wind, corrode in salt air, and the sealant behind them perishes with UV. When a flashing fails, water bypasses the roof entirely and runs straight into the structure, often a long way from where it first shows up inside.

We come out, get up on the roof, assess the job, and get you a written quote within two working days. The quote itemises the scope, materials, and the work involved, with the total price. No verbal estimates that turn into something else at invoice time.

Materials specified for your location.

We don't spec the same roof on a Tathra beachfront as we do on a Bombala farmhouse. Your quote names the materials, the profile, and the reason. If coastal exposure calls for a more corrosion-resistant material, we explain why before we quote it, not after.

Most roof failures come from corners cut underneath, skipped flashing, poor fixing, or no proper underlay. We do it right: correct flashing, correct fixing, correct underlay, so the roof actually keeps water out. If we find rot or structural damage underneath, we tell you before we cover it up.

Our workmanship is guaranteed. If something isn't right, we come back and fix it. The quote states what the guarantee covers and for how long. The material manufacturers also provide their own warranty on correctly-installed roofing products, which passes through to you.
